Foundation Cracks in Nashville Homes
Almost every foundation cracks at some point. Concrete shrinks as it cures, and masonry moves a little with temperature and moisture. Many cracks are harmless, but some let water in, and others are the first visible sign that part of the house is moving.
Nashville soil gives cracks plenty of reasons to form. Much of the area has clay-rich soil that swells when wet and shrinks in dry late summers, and limestone bedrock often sits close to the surface. When part of a footing rests on rock and part on clay, the two sections can move differently, which shows up as cracks in block, brick and poured walls.
Our foundation crack repair starts with reading the crack: its shape, width, location and whether it is growing. That tells us whether sealing is enough or whether the movement behind it needs attention first. We explain which it is before recommending a repair.

Types of Foundation Cracks and How We Repair Them
Cracks fall into a few patterns, and each points to a different cause. Below are the ones we see most in Nashville homes, from poured basement walls to the brick and block perimeter walls under crawl space houses.
Hairline and vertical cracks in poured walls
Thin vertical cracks are usually from shrinkage as the concrete cured. They are rarely structural but can leak. Epoxy or polyurethane injection fills the crack through the full wall thickness and seals it against water.
Stair-step cracks in block and brick
Cracks that follow the mortar joints in a stair pattern often mean one corner or section is settling. A crack with even, narrow width may only need repointing, while a wide or tapered one suggests ongoing movement that should be checked.
Horizontal cracks
A horizontal crack along a block or poured wall usually signals soil pressure pushing the wall inward. Sealing alone will not hold it. These walls need bracing or reinforcement along with the crack repair.
Slab and floor cracks
Cracks in a Nashville garage or basement slab are common and often cosmetic. If one side sits higher than the other or the crack keeps widening, the soil below may be washing out or settling, and the slab may need leveling.
Cracks that leak
Even a non-structural crack becomes a problem when water comes through it after Middle Tennessee storms. Injecting it from inside, along with fixing drainage outside, usually stops the leak for good.
Pricing
Foundation Crack Repair Costs in Nashville
| Repair type | Typical range | What moves the price |
|---|---|---|
| Crack sealing or injection | $250 – $800 per crack | Crack length, wall thickness, epoxy or polyurethane |
| Carbon fiber reinforcement over a crack | $400 – $1,000 per strap | Wall height, number of straps, surface prep |
| Slab crack repair and leveling | $500 – $2,500 | Slab area, how far it has dropped, foam or grout |
| Engineer's report on crack movement | $400 – $1,000 | Paid to the engineer; size of the evaluation |
Treat these national figures as planning ranges, not a quote. Price depends on the number and type of cracks, access and whether movement needs to be addressed first. You receive a written estimate before work begins.
How it works
Our Foundation Crack Repair Process
- 1
Send us the details
Tell us where the crack is, how wide it looks and whether it leaks. A photo with a coin or tape measure for scale helps.
- 2
Inspect and measure
We check the crack and the walls, floors and doors around it for related signs of movement, and look at drainage outside.
- 3
Explain the cause
We tell you whether the crack looks like shrinkage, settlement or soil pressure, and whether an engineer's opinion would be worth getting.
- 4
Approve the estimate
You receive a written scope and price. Work is scheduled once you approve.
- 5
Seal and reinforce
We clean, inject or seal the crack, add reinforcement where needed and show you how to monitor it afterward.
Why Choose Us for Foundation Crack Repair?
We read the crack first
Width, shape and direction say a lot about what caused a crack. We use that to decide whether sealing is the whole job or only part of it.
No sealing over active movement
Filling a crack that is still opening just hides the warning sign. If the wall or footing is moving, we tell you and explain the options.
The right material for the job
Epoxy bonds a crack structurally, while flexible polyurethane suits cracks that mainly leak. We pick based on what the crack needs.
Fixed price in writing
You know the cost per crack and the full scope before we start, with no surprises once the work is underway.
Questions
Foundation Crack Repair FAQ
How wide does a foundation crack have to be before I worry?
Hairline cracks are usually from shrinkage. Cracks wider than about a quarter inch, cracks that are wider at one end, and any horizontal crack deserve a closer look. A crack that keeps growing matters more than its current size.
Can I seal a foundation crack myself?
Surface caulk or patching compound can slow a small leak, but it rarely fills the full depth of the crack. Injection pushes material through the wall, which holds up better against water pressure.
How can I tell if a crack is still moving?
Mark both ends with a pencil and the date, and measure the width every few weeks. If the crack lengthens or widens, especially through a wet spring or dry late summer, the wall is still moving.
Will a sealed crack crack again?
A properly injected shrinkage crack usually stays sealed. If new cracks appear nearby, that points to movement that sealing alone will not fix.
